Applying to Purbeck District Council
A step by step guide to making a planning application to Purbeck District Council
Step 1 - Is planning permission required?
Before making an application for planning permission, you may wish to seek a formal opinion from the council as to whether consent is required for your proposals or if it falls under permitted development. Please download the following permitted development form and send it to us with the correct fee Informal Permitted Development Enquiry form 10.12.2012 (pdf, 149kb) (opens in a new window)
If you would like further information on whether planning permission is required for certain parts of a house, you can visit the Planning Portal - Interactive House (opens in a new window) .
Having established that you need planning permission for your development, the council encourages you to seek pre-application advice. For more details on pre- application advice and how to arrange a meeting please see the pre- application advice page..
Step 2 - Submitting a planning application
There are two ways to make a planning application to Purbeck District Council:
1. A paper application - Our planning application forms and requirements are available for download from the Planning application forms page or paper copies can be obtained by contacting our offices on (01929) 557 501/502. From 1 April 2011, we will provide a pre-submission checking service for paper applications. Use the link to the Planning applications form page, above, for details and charges.
2. An online application - Purbeck District Council supports and promotes the submission of planning applications online. Online applications are made through the Government's Planning Portal Apply for planning permission on-line (opens in a new window) which provides general information and guidance on the planning process.
In both instances, paper or online, we require certain statutory information in order for the application to be registered as valid.
Step 3 - Application requirements
Before submitting your application, please read the planning application requirements (both national and local) . This document specifies the documentation and supporting information which will be required before an application can be registered. Failure to comply with the requirements will render the application invalid and it is likely to be returned to you.
If your application involves the development of new residential dwellings, offices, industrial buildings or an increase in office or industrial floorspace, an unilateral planning obligation will be required. Please see A guide to submitting a unilateral planning obligation in Purbeck for further details.
Your application should include:
- The name of the applicant and/or their agent.
- Signed and dated certificate of ownership.
- A copy of the notice served on the owner if different from the applicant.
- Three up to date copies of each of the following:
Site identification plan at a scale of either 1:1250 or 1:2500 outlining the application site with a red line and any other nearby land in the applicant's ownership or control with a blue line. Location, site or block plans can be purchased from a variety of Ordnance Survey approved locations or from our Planning Offices on (01929) 557 355/358.
Site or block plan at a scale of 1:500 showing nearby buildings and the context for the proposal accurately and clearly
Clear and accurate plans of the proposed development including a schedule of materials (for detailed applications, please show existing and proposed ground levels in relation to a nearby permanent and fixed reference point at a suitable metric scale and show any tree/hedgerows to be retained or removed in sufficient detail to allow the proposal to be fully assessed)
Please check you have signed and dated the application, and where it is included, sign and date the agricultural holdings certificate on the application form, even if it is to state that the site is not part of an agricultural holding
Please note: if you are submitting a combined application form i.e. householder and listed building consent please supply four copies of all documentation.
Most planning applications and all listed building applications when submitted to the local planning authority must be accompanied by a design and access statement. In the absence of a satisfactory statement, the application will not be a valid application and will not be registered.
Step 4 - Validation
Once a valid application has been received it will be registered and made available for public inspection at our council offices or online in the planning application search. Should there be any problems with your application we will contact you and advise on the necessary changes or additions that are required. It is possible to follow the progress of your application online as well as view any representations made by members of the public or the comments of consultees such as the Parish Council.
